How to Open an Airbnb in Jamaica: Property and Fire Safety Planning

Creating an Airbnb listing is not the same as confirming that a property can operate as guest accommodation. Start with the business structure, property permissions and applicable tourism requirements, then build fire safety into the setup before guests arrive.

This is a planning guide, not a licence application or legal advice. Requirements depend on your premises, parish and activities. Confirm current forms, fees and approvals directly with the relevant authorities before signing a lease or setting an opening date. Robust Fire Services supplies and services fire safety equipment; the responsible authorities decide whether to grant approvals.

1. Check the property and your right to use it

Before investing in furnishings, check ownership or lease terms, any strata rules, and whether the intended use or building changes need municipal approval. Discuss planning and building questions with the municipal corporation for the parish where the property is located.

2. Choose a business structure and check taxes

Discuss an appropriate business-name or company registration with the Companies Office of Jamaica. Check TRN and tax obligations with Tax Administration Jamaica. Business registration does not itself approve guest accommodation or replace any premises permissions.

3. Confirm the tourism accommodation category

TPDCo lists accommodation categories including apartments, guest houses and villas, and publishes application guidance for accommodation operators. Ask TPDCo or the Jamaica Tourist Board how the specific property and operation should be classified and what licence or assessment is applicable.

Do not assume every Airbnb listing follows an identical application. TPDCo has also revised when municipal ‘No Objection’ letters are needed; newly constructed tourism entities and other operations can be treated differently. Check the current requirements directly.

4. Prepare a guest fire-safety checklist

  • Plan working smoke alarms around sleeping rooms and throughout the property as appropriate to the layout.
  • Provide suitable extinguishers for the risks and keep them accessible, without encouraging guests to fight unsafe fires.
  • Keep exits and escape routes clear and make locks usable for evacuation.
  • Assess emergency lighting, cooking equipment, fuel storage and electrical safety.
  • Give guests an evacuation plan, emergency contact information and the property address.
  • Plan assistance for guests who may need help evacuating.

5. Arrange inspections and ongoing care

Ask the parish health authority, municipal corporation and Jamaica Fire Brigade which premises inspections or certification apply. Maintain the equipment, retain records and check alarms and escape routes between guest stays. Fire safety is an ongoing responsibility, not only a pre-opening purchase.

Robust Fire Services can discuss detection equipment, extinguishers, installation and servicing for your rental. Share the number of bedrooms, floors, cooking facilities and your location to start a site-specific equipment discussion.

Common questions

Does listing on Airbnb mean my property is licensed?
No. A platform listing does not replace applicable Jamaican business, tourism, health or premises approvals. Confirm the requirements for your accommodation with the relevant agencies.
What fire safety equipment should I buy first?
Start with a site assessment, working smoke detection and safe escape routes, then choose extinguishers and other equipment for the actual risks. The final requirements depend on the property and responsible authority.
